Terrano Capital combines deep real estate and financial expertise across the Spanish and Portuguese markets.
The platform has an investment capacity of up to EUR 1 billion and focuses on residential land acquisitions and real estate financing opportunities across Spain and Portugal.
The residential markets in both countries are underpinned by structural housing shortages across major metropolitan areas, sustained demographic growth and historically constrained levels of new housing supply. These market dynamics provide a resilient and consistent deal flow environment for land acquisition and financing activity throughout the investment cycle.
The investment strategy is guided by the following principles:
Focus on the residential sector.
Priority given to primary residences.
Particular focus on middle-income and affordable housing, reflecting a commitment to responsible investment and positive social impact aligned with ESG principles.
Investment in metropolitan areas characterised by strong demographic growth and structural housing shortages.
Flexibility across investment and financing structures, including senior loans, construction financing, purchase options, hybrid instruments and equity.
Collaboration with developers and financial institutions to facilitate residential development projects.
Strong alignment of interests between the management team and investors.
The fund provides investors with exposure to residential land acquisition financing opportunities across Spain and Portugal. The General Partner's interests are aligned with those of investors through two complementary mechanisms:
· First-loss participation, whereby the General Partner assumes the first 5% of any potential losses.
· Direct co-investment in each underlying opportunity, investing on terms subordinated to those of the fund and sharing the risks of each investment alongside investors.
· These structural protections are designed to provide investors with meaningful downside mitigation and to ensure full alignment of economic interests throughout the fund’s lifecycle.
The Terrano Capital management team brings together senior professionals with deep expertise in structured finance, asset management and real estate across the Iberian Peninsula.
